Can I use a VA loan anywhere in Newton County?

Where do Veterans buy homes in Newton County?

Newton County breaks into three areas that feel different when you’re house hunting. The north end leans toward Lake County and Interstate 65, the middle is open farmland and nature preserves, and the south end centers on the county seat in Kentland.

Roselawn and Lake Village

Roselawn sits on State Road 10 with I-65 at Exit 230, about 33 miles south of Gary. That access makes it a common choice for buyers who work in Lake County. Lake Village is about 8 miles west on the same state road. One detail to know before you buy: Roselawn crosses the Newton and Jasper county line, so the parcel’s county decides where you pay property taxes and register any Veteran tax credits.

Morocco and Mount Ayr

Morocco sits along U.S. 41 near Willow Slough Fish and Wildlife Area and The Nature Conservancy’s Kankakee Sands preserve, where a bison herd grazes restored prairie. Buyers in Morocco, Mount Ayr, and the surrounding townships often find homes on larger lots with outbuildings, which matters at appraisal.

Kentland, Goodland, and Brook

Kentland is the county seat and home to the historic Newton County Courthouse, where you’ll find the county offices you may deal with after closing, including the Auditor. The Illinois line is just west of town, and some buyers here work across the border. Illinois income works fine for a VA loan in Indiana. In Kentland, Goodland, and Brook, older in-town homes can raise the usual appraisal items for older houses: peeling paint, roof age, and heating systems.

What do VA appraisals look for on rural Newton County homes?

A VA appraisal checks two things: the home’s market value, and whether the home is safe, structurally sound, and sanitary under the VA’s Minimum Property Requirements. Rural Newton County homes raise the same handful of items again and again. Knowing them before you write an offer keeps your loan on schedule.

  • Private wells. Plan on a water quality test for any home on a private well. It’s a common VA loan condition, and results can take several days, so order it as soon as your offer is accepted.
  • Septic systems. The appraiser looks for signs of a failing system, such as standing water or odor near the drain field. If anything looks off, expect a septic inspection and possibly a repair before closing.
  • Acreage and farmland. The VA finances homes on acreage when the lot size is typical for the area. The property has to be mainly a residence, not an income-producing farm. If you plan to rent part of the land to a farmer, bring it up before you make an offer.
  • Pole barns and outbuildings. They’re allowed, but appraisers often give them little value. Keep that in mind when a home is priced high because of its barn.
  • Road access. The home needs year-round legal access. A home on a private lane may need a recorded easement and a road maintenance agreement.

Manufactured homes can also qualify for VA financing when they sit on a permanent foundation and are titled as real property.

Is a VA loan better than USDA or FHA in Newton County?

For most eligible Veterans, yes. A VA loan has no monthly mortgage insurance, and Veterans who receive VA disability compensation don’t pay the VA funding fee. USDA and FHA loans both carry an ongoing annual fee or mortgage insurance premium.

USDA loans are still worth a look for buyers without VA eligibility, such as a first responder who never served in the military. What property tax help do disabled Veterans get in Newton County?

Indiana replaced its Veteran property tax deductions with credits under HEA 1210 in 2026. Veterans with a 100% service-connected rating or Individual Unemployability status qualify for a full property tax exemption on their primary residence, and Veterans rated 10% to 90% receive fixed annual credits. The changes apply to 2026 taxes payable in 2027.
