Basic Eligibility Requirements for a VA Loan
The VA loan is backed by the U.S. Department of Veterans Affairs but provided by private lenders. To use this benefit, you must meet both VA and lender-specific requirements.
To qualify for a VA loan, you must meet at least one of the following criteria:
- You have served at least 90 consecutive days of active duty service during wartime.
- You have served at least 180 consecutive days of active duty service during peacetime.
- You have completed 6 years of service in the National Guard or Reserves, or served at least 90 days under Title 10 or Title 32 orders.
- You are the surviving spouse of a service member who died in the line of duty or as a result of a service-related condition.
Obtaining a Certificate of Eligibility (COE)
To use your VA loan benefit, you’ll need to verify your eligibility through a Certificate of Eligibility (COE) from the VA. While it’s not required during the initial application, your lender will need it to finalize the loan.
Most lenders, including us, can request the COE on your behalf, with your permission, and it only takes a few minutes.
