LaPorte County gives Veterans more variety than any other county I serve. About 112,000 people live here, according to the 2020 Census, in two cities, nine towns, and 21 townships, more townships than any other county in Indiana. You can buy near the Lake Michigan shoreline, in an older neighborhood in La Porte, on acreage in the south county, or minutes from the Michigan state line. Each of those comes with different things to check before you make an offer.

Can I use a VA loan anywhere in LaPorte County?

Yes. Your VA benefit works in every city, town, and township in LaPorte County, as long as the home will be your primary residence and meets the VA’s Minimum Property Requirements.

If you have full entitlement, the VA sets no loan limit, and your income, credit, and the appraisal decide how much you can borrow. If part of your entitlement is still tied to another VA loan, the 2026 county loan limit of $832,750 is used to figure out your remaining benefit. Where do Veterans buy homes in LaPorte County?

LaPorte County breaks into four areas that shop very differently: the lakefront, the county seat, the rural south, and the east side toward South Bend.

Michigan City and the lakefront towns

Michigan City is the county’s largest city and connects to Lake Michigan and Indiana Dunes National Park. The small lakefront towns of Long Beach, Michiana Shores, Trail Creek, and Pottawattamie Park sit just east of the city, with Michiana Shores right at the Michigan line. Lakefront buying brings up flood zones, condo approvals, and whether a home is built for year-round living, all covered below.

La Porte

La Porte is the county seat, home to the historic LaPorte County Courthouse and the county offices you’ll deal with after closing. The city is known for its lakes, including Pine Lake and Stone Lake, and for established neighborhoods with a lot of older housing. Older homes can raise the usual appraisal items like peeling paint, roof age, and heating systems.

Westville, Wanatah, LaCrosse, and the south county

The south end of the county is farmland and small towns. Westville is home to a Purdue University Northwest campus, and Wanatah and LaCrosse are smaller communities farther south. Homes here often have a private well, a septic system, or acreage with outbuildings, which the VA appraisal looks at closely.

Kingsbury, Kingsford Heights, and Rolling Prairie

The east side of the county sits closer to South Bend than Chicago, making it a practical choice for buyers who work in St. Joseph County. It offers a mix of small-town lots and rural properties.

How does the South Shore Line affect buying in Michigan City?

It makes Michigan City a realistic home base for a Chicago job. The South Shore Line’s double track between Gary and Michigan City opened in May 2024 and cut up to 30 minutes off the trip, bringing the ride from Michigan City to Chicago under an hour. The new 11th Street station in Michigan City opened in June 2025.

For a VA buyer, Illinois income works the same as Indiana income. I document out-of-state employment the way VA underwriting requires, so a Chicago paycheck and an Indiana address aren’t a problem.

What do VA appraisals look for on LaPorte County homes?

A VA appraisal confirms the home’s value and checks that it’s safe, structurally sound, and sanitary under the VA’s Minimum Property Requirements. In LaPorte County, these items come up most:

  • Flood zones. Homes near the lake, creeks, and inland lakes may sit in a FEMA Special Flood Hazard Area. If they do, flood insurance is required, and the premium affects your monthly payment. You can use a private flood policy instead of the federal program. A home that floods regularly isn’t eligible even outside a mapped flood zone. Check the flood zone early.
  • Condos. A condo or townhome in a shared community must be in a VA-approved project. You can search the VA’s condo report tool or ask me to check it for you.
  • Heat. The VA requires permanently installed heat that keeps areas with plumbing at 50 degrees or warmer. Lake cottages built for summer use sometimes fall short.
  • Paint on older homes. In homes built before 1978, the VA presumes lead-based paint. Any peeling, chipping, or cracking paint has to be corrected before closing, and the VA appraiser certifies the repair. On homes built in 1978 or later, peeling paint is usually treated as cosmetic.
  • Wells. Well water must meet local health authority standards, or EPA guidelines where none exist. A third party collects and tests the sample, not you or the seller, and results are good for 90 days. Order the test soon after your offer is accepted.
  • Septic. If the appraiser notes a problem with a septic system, the local health department has to approve it before closing.

Can I buy a lake house or second home with a VA loan?

You can buy a lake house with a VA loan if you’ll live in it as your primary residence. The VA doesn’t finance second homes, vacation homes, or investment property. You’ll certify that you plan to live in the home, and the property has to meet the VA’s property requirements, including permanently installed heat. If you later move for work or a PCS, you can generally keep the home and rent it out.

What property tax help do disabled Veterans get in LaPorte County?

Indiana replaced its Veteran property tax deductions with credits under HEA 1210 in 2026. Veterans with a 100% service-connected rating or Individual Unemployability status qualify for a full property tax exemption on their primary residence, and Veterans rated 10% to 90% receive fixed annual credits. The changes apply to 2026 taxes payable in 2027.

How do I start a VA loan for a LaPorte County home?
